Kauai Island's May Property Sales Statistics

Kauai Island's Residential Sales were up this May in all three residential categories; homes, land and condos.  Residential home sales increased this may by 11.90% percent over last year for the month of May.  Kauai's vacant land sales increased a whopping 133% this May over last year and our condominiums increased 16.68% over last year for the same time period.

This increase in number of sold transactions is bumping up our sales volume.  The sales volume for residential homes on the island went up 26% over last year.  Vacant land sales were up in may 189%.  The only decrease was in our condo sales volume.  Condo sales are showing a decrease in May by 4.27%, however year to date we are still up in sales volume by a mere 0.84%

So what's happening with our median sales prices for the island of May?  The current median home price range for a home on Kauai is $530,000, up $10,500 from last May.  The vacant land median sales price has dipped slightly this May to $397,500, down from $417,500.  And lastly our current condo median sales price is $385,000.  A 5.55% increase over last years median in May of $364,750.
